These terms cover using Listing Staging to add virtual furnishings to a photograph of a property.

The photograph is yours to upload

You must hold the rights to any photograph you upload, or have permission from whoever does. Photographers usually license listing photos rather than transfer them, so check before uploading someone else's work.

What the service does

We add furnishings to the room you photographed. We do not repaint walls, change flooring, move windows, or add fixtures that are not there. That is the whole design of the product, and it is also the line the multiple listing services draw.

You review the result

Generation is not deterministic. A given attempt can quietly change something architectural while looking entirely plausible — that is why every result is shown beside your original and why you can ask for another. You are responsible for checking each frame before you publish it. We make no promise that any particular result is usable, and we do not warrant that a generated image is free of drift.

Disclosure is yours to make

Rules on virtually staged photographs vary by multiple listing service and by jurisdiction, and they change. Complying with the ones that apply to your listing is your responsibility. To make that easier, every purchase includes a labeled copy and the unaltered original alongside the staged frame, since boards commonly require the term in the photo description and the original photo placed immediately before or after the altered one. We do not claim certification or blanket compliance with any board's rules.

Fair use of free generation

Generating and comparing results is free, but not unlimited: before you have bought anything you may run up to nine renders a day, and buying anything raises that. The images are produced on a single graphics card that serves everyone, so the limit is what stops one visitor occupying it while paying customers wait. It resets on a rolling basis rather than at midnight.

What it costs

Generating and comparing results is free. A staged photo you select costs $10, or $40 for five bought in advance. Payment is taken by Stripe.

Buying a photo entitles you to download that staged frame whenever you like, for as long as the service runs. It does not entitle you to the other results generated from the same photograph, or to any other photograph. Prices may change, and any change applies to purchases made after it.

Prepaid staging does not expire and is counted in photos rather than dollars, so a later price change does not reduce what you have already bought. It is not refundable once purchased, and it has no cash value.

What you may not do

You may not use the service to misrepresent a property — to conceal a permanent feature, invent one, or present a room as something it is not. If a result does any of those things, do not publish it.

Availability

The service runs on a single graphics card and is offered as-is. It can be slow, queued, or unavailable, and we do not guarantee uptime.
